The £17m 7,000 sq m (75,000 sq ft) Axis Tower scheme in Manchester may get underway this year. Development Securities and the Property Alliance Group are reportedly planning to resume work on the 18-storey project on Albion Street which was suspended in 2009. The Hive office scheme on Lever Street in Manchester's Northern Quarter has been launched. Developer Argent and Manchester City Council's new 80,000 sq ft building is 40% pre-let with the Arts Council England and The Studio having already taken up 20,000 and 10,000 sq ft respectively.
Town Centre Securities is planning a possible 2011 start on its mixed-use Eider House redevelopment at Piccadilly Basin in Manchester. The 4-storey, 34,284 sqm (370,000 sq ft) scheme, with 8,038 sq m (86,522 sq ft) net, of offices plus retail and residential space has been planned by Ian Simpson Architects. Ford Campbell, the corporate finance business, is to relocate from City Wharf to a 929 sq m (10,000 sq ft) office on the second floor at 3 Hardman Square in Spinningfields. The firm has taken the vacant space on a sub let from Halliwell’s, the law firm and will relocate before Christmas.
Albany Assets will submit revised plans for a 54 storey tower at Aytoun Street in Manchester. The scheme will include hotel, office and residential accommodation. Work could start towards end of this year, with completion in 2010.
Carillion has been awarded the main contract for Argent Group’s Three Piccadilly Place development in Manchester. The company will soon begin construction and work should be completed during the first quarter of 2008. The building is 16,722 sq m (180,000 sq ft). GVA and Savills are the letting agents.
Wilson Bowden will begin work on its office development at Belvedere House on Booth Street, Manchester, during November 2006. The new development called Belvedere House will be a 10,017 sq m (107,825) sq ft eight-storey building with retail on the ground floor and seven floors of offices, with 60 car parking spaces. The new development will complete during summer 2008. Dunlop Heywood Lorenz and WHR are the letting agents.

Benmore Developments' Wharfside office development is due to complete in spring 2006. The four-storey 3,900 sq m (41,987 sq ft) headquarters office building has been designed by Robinson Patterson Partnership, the Belfast based firm. WHR is the letting agent.
itr seems that The Beetham Organization will not start construction of its eleven storey 5,621 sq m (60,500 sq ft) office at 310 Deangate without a pre-let. This may come as a surprise to the local GVA Grimley office which has listed the office building as under construction in its latest UK City research (The Future for Offices). The hotel and residential elements of the Beetham Tower are under construction but the office building is not. CB Richard Ellis are looking for the pre-let for Beetham.
The Free Trade Exhange building in Peter Street, Manchester, is due to complete by the end of 2005. The building is being developed by Property Alliance Group and will provide about 3,788 sq m (40,784 sq ft) of office space. The letting agents are Edwards & Co and WHR.
Exchange Greengate is a £50m mixed-use scheme in Salford, Manchester, being put forward by Ask Developments. The 278,706 sq m (3m sq ft) scheme, near Exchange Station, will include 37,160 sq m (400,000 sq ft) of offices space, residential apartments with retail and leisure uses. An outline planning application could be submitted in March 2006.
The development at 1 Portland Street is due to complete next week. The seven storey project by Bruntwood provides 5,679 sq m (61,136 sq ft) of office space in the city centre and has been constructed Multibuild.
