St Paul's Square final phase
English Cities Fund's 10,126 sq m (109,000 sq ft) office building in Phase 3 of St Paul's Square, has been granted planning permission. The scheme when completed will provide a total of around 34,373 sq m (370,000 sq ft) of offices. Construction of Phase 3 is expected to start in May 2008 for completion in late 2009.
Unity nearly complete
The £60m twin tower Unity office and residential development in Chapel Street is due to complete by August 2006. The 16-storey tower has been developed by Rumford Investments, part of Capitol & Provident, and provides about 13,935 sq m (150,000 sq ft) of office space. The letting agents are Hitchcock Wright & Partners.
Mann Island plans unveiled
Neptune Developments and Countryside Properties has unveiled plans for the Mann Island site in Liverpool. The £112m scheme is based around three buildings including 10,126 sq m (109,000 sq ft) of office space, 373 flats and 6,967 sq m (75,000 sq ft) of retail and leisure space.
ECF acquires site
The Hilstep owned NCP site has been acquired by English Cities Fund and is to become part of the St Pauls Square development in Old Hall Street. In July 2005 a development brief was issued and a shortlist of developers was drawn up in October 2005. ECF was thought to be competing for the site against Ask Developments and CTP with Development Securities. The 1.8ha (4.3-acre) site is on a long lease to NCP as a car park and may be capable of accommodating around 27,870 sq m (300,000 sq ft) of commercial space. DTZ advised Hilstep.
First Grace refurbishment
The Port of Liverpool Building at Pierhead, the first of the Three Graces to be built, is to be refurbished by Downing Developments. The landmark Grade 2 building is to have major internal and external works to restore it to its original glory. The proposals have been designed by award winning conservation architects Donald Insall Associates, also responsible for the restoration of Liverpool Town Hall and Windsor Castle. It is thought that the restoration will be complete in time for 2007, which is the 800th anniversary of Liverpool’s founding charter, and the 100th birthday of the Port of Liverpool Building.
