Bristol office forecast
Bristol will be facing a severe shortage of prime office space in its city centre if the economy continues to grow at its current rate, warn Colliers CRE. The forecast is included in the first research paper published by Coliers CRE into the central Bristol offices market. City centre take-up figures for office space at 206,652 sq ft for the first half of 2006 was approx 10% ahead of the equivalent figure for 2005. Current availability stands at 941,453 sq ft – an overall decrease of nearly 24% in the past two years. Instrumental in this fall has been a significant shortage of Grade A ready-to-occupy accommodation. And while this year saw the highest total completion of office space for four years, more than 75% of that space was already spoken for. Grade A now represents just 9% of available space.
Spring completion for Queen Square
Work is now well underway on Westmark Developments scheme at 22-25 Queen Square, Bristol. The speculative scheme will be completed during the first quarter of 2007. The letting agent for the 1,533 sq m (16,501 sq ft) scheme is King Sturge. The architect is the Alec French Partnership.
Spring 07 start for Victoria Street
During 2007, work is likely to commence on Charterfield Asset Management’s office scheme at 32-36 Victoria Street in Bristol, a start date is likely during the spring. When completed the building will provide approximately 7,076 sq m (76,165 sq ft) of speculative office space. The letting agents are King Sturge and Hartnell Taylor Cook.
Quada wins permission
Quada (Harbourside) has received planning consent for the £200m redevelopment of McArthur’s Warehouse in Bristol. The developer has been struggling for five years to win permission against objections from the Civic Society and English Heritage. The 19th century brewery building, which is not listed, is on a 2.3ha (12.7-acre) site close to the SS Great Britain, off Gasferry Street. The scheme comprises 5,295 sq m (57,000 sq ft) of office space, 743 sq m (8,000 sq ft) of retail space and 65 apartments.
Developer selected for Cabot House
Bristol City Council has selected a developer for Cabot House in Deanery Road, Bristol, BS1. The four-storey 7,896 sq m (85,000 sq ft) building is opposite the central library and has been vacant for over 10 years. it is thought that a mixed-use scheme of 13,935 sq m (150,000 sq ft) with 6,967 sq m (75,000 sq ft) of offices and 79 apartments and retail and leisure uses is being planned.
