Moor House nears completion

Moor House at 119 London Wall will now be completed at the end of 2004. Skanska is currently completing the fitout of the 306,395 sq ft speculative office building, which was originaly due for completion in September. At this time the space is fully available with a rent in the £50's per sq ft expected. The agents are JLL (Mathew Hammond) and Strutt & Parker. - (12-11-2004)

Regent Street permission

The Crown Estate has gained planning permission for its redevelopment plans at 229-247 Regent Street, London W1. The development will provide 10,683 sq m (115,000 sq ft) of offices above 5,388 sq m (58,000 sq ft) of retail and leisure space in three units. The scheme will also include 10 apartments. The development manager for the £200m scheme is Stanhope and the scheme is expected to start on-site in early 2003 for completion in spring 2005. The Crown Estate has also submitted planning applications for three other blocks at 185-191 Regent Street, 132-154 Regent Street and 13-17 New Burlington Place. SE1 office scheme announced

Shell International and Lend Lease have submitted detailed plans for the redevelopment of part of the Shell Centre site in York Road, London SE1. The scheme now has a high office content, rather than a retail emphasis as originally envisaged, following discussions with London Borough of Lambeth. The £180m scheme, named Belvedere Court, includes about 32,000 sq m (344,450 sq ft), of offices, mainly in a new 12-storey building, 7,300 sq m (78,575 sq ft) of retail within the existing Shell space, 4,000 sq m (43,056 sq ft) of restaurants and cafes, 11,200 sq m (120,556 sq ft) of sports facilities and 4,700 sq m (50,590 sq ft) of conference space. The scheme has been designed by Arup Associates. Knight Frank is rumoured to be marketing the ofice development and CB Hillier Parker is the agent for the retail space. If planning approval is granted the scheme could be completed in autumn 2004. - (03-09-2001)

CB Hillier Parker to commit?

CB Hillier Parker, the letting agent, rumoured to be about to announce that it is to pre-let St Martin Court at Paternoster Square, London EC4. The firm will take the 9,561 sq m (102,915 sq ft) building on a rent rumoured to be about £559.72 per sq m (£52 per sq ft). CB Hillier Parker is also the joint letting agent on Paternoster Square. Goldman Sachs is also said to be about to announce that it has taken the 17,438 sq m (187,702 sq ft) Warwick Court, the last major building on the scheme. - (19-08-2001)

Grosvenor may buy 41 Lothbury

Grosvenor, the private property company, is said to be in advanced negotiations to buy 41 Lothbury, London EC2 from the Royal Bank of Scotland. The scheme has planning approval for the refurbishment and partial redevelopment of the 9-storey, Grade II listed, building, the former National Westminster headquarters. The scheme involves a change of use from a banking hall to office (B1) use, with retail and restaurant space. The net office floorspace proposed is estimated to be about 13,935 sq m (150,000 sq ft). DTZ Debenham Tie Leung is thought to be advising RBS and CB Hillier Parker is acting for Grosvenor. - (29-07-2001)

Berkeley Square estate sold

Sheikh Zayed bin Sultan Al-Nanyan, president of the United Arab Emirates, and head of the Abu Dhabi royal family, is said to be the mystery buyer for BP Amoco's Berkeley Square estate in London W1. Sheikh Zayed is thought to have paid around £325m for the portfolio of 100 buildings. London based Capital Trust is believed to have fronted the deal for Sheikh Zayed. CB Hillier Parker is expected to manage the portfolio. - (11-06-2001)

British Land may be in lead for Mayfair estate

British Land is now said to be the front runner to buy the 10-acre Berkeley Square estate in Mayfair W1 from the BP Pension fund. It is thought that an offer of around £300m has been made by the company that is on a shortlist of bidders that may also include the Barclay twins and Moorfield, the property group, Simon Hallabi, a Syrian-born investor, Grosvenor Estates, and the Saudi Arabian Royal family. The BP Pension fund acquired the portfolio in 1967 for around £12m. The sale is being dealt with by Richard Womack at CB Hillier Parker. It is said that unsuccessful bids have been made by Minerva, Benchmark, and Green Properties and an unnamed US investment bank. - (09-04-2001)

The Crown Estate acquired Fleet Place House, London EC4 in January 2001 from Heron London Developments for £59.9m, reflecting a net initial yield of 6.7%. CB Hillier Parker acted for the Crown Estate and Insignia Richard Ellis for Heron. - (02-02-2001)

Letting agent pre-let at Paternoster?

CB Hillier Parker, the surveying firm, is rumoured to have committed to having its new headquarters at Paternoster Square, London EC4. The firm is marketing the Paternoster scheme on behalf of Misubishi Estates subsidiary Paternoster Associates and the deal would be the first pre-let at the development. CB Hillier Parker is thought to be taking the 9,570 sq m (103,000 sq ft) St Martin's Court building, which could be completed in 2003. - (28-01-2001)
