Legal & General is launching its 500,000 sq ft Renzo Piano-designed Central St Giles office scheme in London, WC2, at MIPIM 2010. The scheme includes 400,000 sq ft of offices, with large office floors of 43,000 sq ft, plus 109 apartments and retail. Letting agents are Jones Lang LaSalle and Cushman & Wakefield. - (16-03-2010)

Demolition start at Central St Giles

Demolition work is underway at Legal & General and Stanhope's Central St Giles scheme in London WC2. The 37,522 sq m (403,883 sq ft) development will provide 37,160 sq m (400,000 sq ft) of offices, 100 apartments in two residential towers, ground floor retail space and two public squares. L&G confirm pre-let

2005 starts with good news, as Legal & General, the insurer, confirms, at last, that it has taken an initial 11,148 sq m (120,000 sq ft) pre-let on floors 3 to 8 at CLOUT’s 16,727 sq m (180,000 sq ft) 1, Coleman Street scheme (Austral House) in London, EC2. The new headquarters building will be completed in early 2007 and demolition of Austral House will start this month. Legal & General is planning to relocate 700 staff from Bucklersbury House and has taken a 20-year lease at £493.53 per sq m (£45.85 per sq ft) with a 30 month rent free period. L&G appoints on Bucklersbury House

Legal & General has appointed French architect Jean Nouvel to design the redevelopment of Bucklersbury House in London, EC4. Jean Nouvel has previously been involved in early concept designs at Canary Wharf and will work in collaboration with Foster & Partners. Stanhope has been appointed as the development manager. The 1.3ha (3-acre) site is bounded by Cannon Street, Queen Victoria Street and Walbrook and includes Bucklersbury House, Temple Court and 9, Queen Victoria Street. The new development could provide a 139,353 sq m (1.5m sq ft) mixed-use office and retail scheme. - (30-03-2004)

L&G unveils St Giles Court plans

Legal & General and Stanhope have unveiled designs for a mixed-use 46,451 sq m (500,000 sq ft) for St Giles Court, St Giles High Street, off Oxford Street, London WC2. The scheme has been designed by the Italian architect, Renzo Piano and includes offices, restaurants and retail based around a new semi-covered public space. The scheme also includes 100 housing units. The scheme would require the demolition of L&G’s 18,600 sq m (200,000 sq ft) St Giles Court office block, currently occupied by the Ministry of Defence on a lease until 2011. At present public consultation into the propsals is underway and a planning application could be submitted to London Borough of Camden later this year. - (16-02-2004)

'right to light' claim

Churchill Securities is now said to be seeking an injunction against Marks & Spencer claiming that its development at 70 Gracechurch Street, also known as Limebank House, 168 Fenchurch Street, London EC3 affects a "right to light" clause on an adjoining building that Churchill owns. It appears that discussions have not resolved the issue and the threat of legal action is making it harder for M&S to find a tenant. Churchill is thought to have made M&S an offer of £150m for the building, subject to planning consent being granted to convert the recently completed building into a 34-storey tower (which would reportedly cost another £130m).

Colliers Conrad Ritblat Erdman and Jones Lang LaSalle are the letting agents for the scheme. It has also been reported that three City firms have pulled out of negotiations for Limebank House due to the legal problems. - (01-10-2001)

SDG may submit new application

Spitalfields Development Group (SDG), now owned by Hammerson, is according to Property Week thought to be considering submitting a new planning application for its office scheme at 1-10 Bishops Square, London E1. The new application could be submitted for a named occupier once SDG has a pre-let. SDG has been reluctant to submit a new application, as requested by London Borough of Tower Hamlets, as it considers the 'reserved matter' applications submitted as being within the scope of the original 1997 permission. Tower Hamlets had been awaiting legal opinion on the question of whether the reserved matter applications were acceptable or if a new planning application was required due to 'material changes'. - (08-05-2001)

British Land may buy 51 Lime Street

British Land and Stanhope are said to be in negotiations to buy 51 Lime Street, London EC3 from Lloyd's of London. There is speculation that the building could be replaced with a 37,160 sq m (400,000 sq ft) office block. Built in 1958 51 Lime Street was the headquarters of Lloyd's, before it moved to the head office designed by Lord Rogers, and now accommodates about 200 staff from Lloyd's legal and regulatory departments. The building is on the market through DTZ Debenham Tie Leung. - (13-11-2000)

SAVE withdraws legal challange

Swiss Re can now progress the development of its new headquarters at the Baltic Exchange site in St Mary Axe, London EC3. Save Britain's Heritage withdrew its application for a judicial review to try and stop the redevelopment plans in the light on new evidence. - (15-10-2000)

'Gerkin' may face judicial review

The Baltic Exchange is said to have pledged financial support to a legal challenge by Save Britain's Heritage to John Prescott's decision not to hold a public inquiry into the proposals to demolish the Grade II listed Baltic Exchange building in St Mary Axe, London EC3 and replace it with a Foster & Partners' designed skyscraper, nicknamed the 'Gerkin'. Save is understood to have just lodged an application to the High Court seeking leave to apply for a judicial review over the decision. - (01-10-2000)
