Debenhams, the retailer, has agreed a pre-let of 13,471 sq m (145,000 sq ft) at British Land’s Regent's Place North East Quadrant scheme, London, NW1. The retailer will move on completion of the scheme in summer 2013. Debenhams will occupy the ground to fourth floors of the development at 10 Brock Street for a term of 25 years, with break options. - (28-10-2011)

Application for Canary towers

Wood Wharf Limited Partnership, comprising British Waterways, Canary Wharf Group and Ballymore Properties, has submitted detailed plans for two office buildings at Wood Wharf, E14. The two office buildings (W01 & W02-03) will be located on the northern side of the site. Building W01 designed by Kohn Pedersen Fox Associates, will be 134m tall and provide 84,600 sq m (911,000 sq ft) of office space over about 30 storeys. Building W02-03, at a height of 194m, is designed by Clarke Pelli and provides 149,000 sq m (1.6m sq ft) of floor space over about 40 storeys. - (04-06-2009)

Hammerson deal at Northgate

Hammerson has entered into a £4.1m three-year option agreement with London Borough of Hackney to acquire the long term leasehold interest in Northgate, at Worship Street and Curtain Road, London, EC2, adjoining the Norton Folgate site already owned by the group. Lehman Brothers has agreed to end its current option arrangement on the Northgate site which has permission for 71,500 sq m (770,000 sq ft) of offices. Hammerson already has permission for a 20-storey office of 18,600 sq m (200,000 sq ft) on the Norton Folgate site. Hammerson is to submit a planning application later in the year for a revised mixed-use development of 79,000 sq m (850,000 sq ft), with about 43,000 sq ft (463,000 sq ft) of offices, hotel, and residential apartments. - (01-08-2005)

Bath House goes under the hammer.

Investment company, Favermead Assets has decided not to redevelop the largely vacant 1960s Bath House, 52-60 Holborn Viaduct, London, EC1A 2DY and has instead decided to sell it. The company has planning permission to replace the building with a speculative, eight storey mixed scheme including 14,000 sq m (150,700 sq ft) of offices, plus ground floor retail. The building is nearly opposite the City Thameslink station northern entrance and adjacent to Lovells new HQ. Favermead will have disposed of the site within the next 4-6 weeks. Late 2005 start for Bath House?

Investment company, Favermead Assets has yet to begin work on its redevelopment of the largely vacant 1960's Bath House, 52-60 Holborn Viaduct, London, EC1A 2DY. The company has planning permission to replace the building with a speculative, eight-storey mixed scheme including 14,000 sq m (150,700 sq ft) of offices, plus ground floor retail. The building is nearly opposite the City Thameslink station northern entrance and adjacent to Lovells new HQ. When contacted, Favermead that it will not begin work before late 2005 at the earliest. Aside from the ground floor retail space the building is empty. Jones Lang LaSalle’s City office is advising. - (27-11-2004)

McAleer takes the Swiss

British Land has sold the Swiss Centre in Leicester Square, London WC2, to Northern Irish property developers McAleer & Rushe for a reported £47m. The most likely fate for the striking, but ugly, 9,300 sq m (100,000 sq ft) building is redevelopment into a mixed-used office and leisure complex. The new building is likely to include a hotel and recently the Irish hotel chain Jurys Doyle was linked to the site. It is worth noting that McAleer is Jurys regular contractor for its UK based hotels and should McAleer included a hotel in its plans then it is not unreasonable to hazard a guess as to who the operator will be. Gerkin favourite to win prize

The Swiss Re building at 30 St Mary Axe, London, EC3, otherwise known as the Gerkin, has won 55 per cent of the public votes in a BBC poll on what should win the RIBA Sterling Prize for architecture. The Imperial War Museum North in Manchester was in second place. The winner will be announced on October 16. - (08-10-2004)

Canary designs on new towers

Canary Wharf is thought to be about to unveil its scheme for two office towers providing 4m sq ft on a site at Riverside South and North Quay. The towers have been designed by the Richard Rogers Partnership and Cesar Pelli and will be part of an office, residential and leisure complex. A planning application will be submitted for the scheme but development is unlikely to take place until tenants have been identified. - (10-02-2003)

Canary looks to Tarmac site

Canary Wharf Consortium, the property developer, is said to be looking to buy a site from Tarmac to extend its 13.5m sq ft office scheme. Tarmac's office complex is at the western end of Heron Quays and was one of the first 'high-tech' developments in the Docklands area in the mid 1980's. It is now thought that the site could now accommodate an office development of over 1 million sq ft. Canary Wharf recently extended its ownership by buying a 6.7-acre site to the north of the main office complex. - (25-08-2001)

Mayor agrees Lehman Brothers scheme

The mayor of London decided not to direct London Borough of Hackney to refuse the Northgate project, designed by Sidell Gibson for Lehman Brothers. In the decision letter the mayor has said that the 17-storey office and retail development "would contribute to London's global city role". However the mayor also said that he will ensure that the scheme, and the adjoining scheme planned by Railtrack, to not compromise each other when he considers the Railtrack proposals. The Commission for Architecture and the Built Environment (CABE) is thought to be concerned that Hackney failed to consult it on the proposals, which CABE says are "incompatible" with the Railtrack proposals and should be refused. - (02-06-2001)

Derwent Valley acquires site in E1

Derwent Valley Holdings, the specialist central London developer, has acquired Centric House, the former warehouse building, in Shoreditch High Street, London E1 for around £21.7m. The 31,586 sq m (340,000 sq ft) building has been acquired from Hayes Commercial Services and will be leased back for one-year. Derwent Valley is thought to be planning to redevelop the 0.5ha (1.2 acre) site for offices and storage facilities. The site, which is just north of the Broadgate office complex, is the latest of several proposed regeneration projects for the area. - (30-05-2001)

Quadratic gets sums right

Carnegie Holdings has been granted planning permission by London Borough of Tower Hamlets for the 'Quadratic' building at 4 Mastmaker Road, in the Millennium Quarter in South Quay, London Docklands E14. The 13-storey office building is named the 'Quadratic' as it is in an H-shape with office towers at each corner. The design includes an 11-storey double atrium on the east and west sides, and a two-storey winter garden on the north and south sides. The building will be clad in Planar glazing glass and travertine stone, from the same quarry as stone cut for the Colosseum in Rome. The Quadratic will provide 25,840 sq m (278,141 sq ft) of office space and has been designed by Patrick Davies. - (20-05-2001)

Waterloo 'future' is 4.3m sq ft of offices

The Waterloo area could see the development of over 400,000 sq m (4.3 million sq ft) of office space in the future, under a new unitary development plan being discussed by London Borough of Lambeth. The council has just published an 'issues' paper about the future of the north of the borough and particularly the redevelopment plans for Waterloo mainline station. In the past local resident groups have fiercely opposed office development in the area, particularly the office and retail schemes for the Coin Street put forward by Greycoat in the 1980's. - (08-05-2001)

Victoria plans revived

Plans by Railtrack to redevelop the major rail interchanges in central London continues apace. A £250m mixed-use redevelopment scheme for Victoria Station, London SW1, first mooted in the mid-1990's, is being revived. Railtrack is said to be working on a revised masterplan for the Victoria site, which could see an office and retail development of about 46,451 sq m (500,000 sq ft) built at the station. The latest scheme seems likely to integrate a new bus terminal within the scheme with offices above. In addition to the Victoria proposals Railtrack is currently working on plans for 'office-led' mixed-use schemes at Paddington, London Bridge, Kings Cross and with Pillar at Cricklewood, north London. There have also been rumours of investigations by Railtrack on the potential of redeveloping at Waterloo. At Victoria, Railtrack is said to be about to undertake a study, along with other developers with schemes in the area, to assess the level of demand. The developers could include Land Securities, Grosvenor Estate, and Howard Ronson International. The total future potential of developments in the Victoria area amount to over 1.5m sq ft of office space. An end-user 'demand' survey would be no doubt be helpful as at present everyone seems to be chasing Enron, the US energy company, which has the largest known West End requirement. - (26-03-2001)

Strategic thinking

The strategic plan for London will recommend a massive redevelopment to the north-east and east of the City according to deputy mayor Nicky Gavron. The spatial development strategy will rethink London's transport provision and could support the regeneration of land in the Lee Valley and Thames Gateway areas. The main strategic policies are due to be published in a consultation document in April, with a more detailed draft by the end of 2001, and a final version ready in by late 2002. - (25-03-2001)

Orange gets the Point

Orange, the telecoms company, is said to have pre-let the whole of the 'Point' building at Chelsfield's Paddington Basin scheme at North Wharf Road, London W2 as its global headquarters. The Point has been designed by Terry Farrell & Partners and provides about 20,657 sq m (222,352 sq ft) of office space. Orange is thought to be moving staff from its London offices, Paris and other European cities by the end of 2002. King Sturge is advising Orange. - (20-02-2001)

Canary Wharf assembles land bank

Canary Wharf Group has announced that it exchanged contracts with Wetherby Limited to purchase the 2.8ha (6.7 acre) area of land, known as 'Shed 35', immediately to the north of the Canary Wharf complex in London E14, for about £53m. Completion of the agreement is due in November 2000. Shed 35 has an existing planning permission for a 1.9 million sq ft mixed use commercial development of offices and hotel. This site combined with the Riverside site, recently taken into full ownership and control of Canary Wharf, provides the potential for 3 million sq ft of office space to cope with future demand. - (09-11-2000)

McGraw Hill to take DS4 at Canary Wharf

McGraw-Hill, the US-based information services provider, has signed a letter of agreement with Canary Wharf Group to take the majority of the 46,450 sq m (500,000 sq ft) DS4 building at Canary Wharf to accommodate the company's rapidly growing financial services and business-information operations. The new building for The McGraw-Hill Companies is designed by Skidmore Owings & Merrill and construction wok will start once formal contracts are signed and will be ready for occupancy in 2003. The McGraw-Hill Companies plan to occupy the majority of the new building with options for expansion over the balance of the space. The new building will have direct access to the new retail building immediately to the north, to the underground retail mall, and to the Jubilee line link - (06-10-2000)

"The Tree House" scheme submitted

Asticus has just submitted a planning application for an alternative 10-storey scheme at Northern House, 29 Gresham Street, London EC2. The new scheme comprises a total of 15,510 sq m (166,949 sq ft) with 13,278 sq m (142,924 sq ft) of office space and 778 sq m (8,374 sq ft) of restaurant space. The new scheme, designed by Nicholas Grimshaw, seems to be named "The Tree House". - (28-09-2000)
